825 Drake Ave

825 Drake Ave is a proposed housing development in Marin City. Originally, it was proposed as a 74 unit development. In May 2024 the developer has reduced the number of units to 42, agreeing to relocate the remaining units to 150 Shoreline.

The project is the first 100% affordable housing project approved in Marin County, after the removal of the HUD voluntary compliance agreement, that was originally established due to Marin County concentrating affordable housing in Marin. Marin County was required to approve the project under state streamlining rules, because it had not met its Housing Element RHNA targets. Residents oppose the project, partially because the affordability rules mean that the units will likely not be affordable to current Marin City residents.

The Board of Supervisors approved bond financing for the project. A Court ruling stated that the Board of Supervisors was not required to approve these bonds, and so nulllified the bond issuance. It is not clear what the impact of this will be, since the bonds were already issued. The develper has stated that they will develop the projects, even if the bond financing is unavailable.
