MEHC supports the Point Reyes Station Project
We support the Sydriel project with a larger convenience store of 1,710 sq ft.
MEHC supports projects that improve access to safe and affordable housing for Marin’s workforce and low-income communities. West Marin is in desperate need of more affordable housing. The current site has two illegal units. The proposed project will provide five legal units, two of which will be permanently affordable. Currently, there are only 27 affordable units in Point Reyes Station. The wait list is full and has no reopening date. There are only two market rate units currently available for rent.
This is a fully developed site. Redeveloping existing sites is the most environmentally friendly form of development. We should be doing everything in our power to support infill redevelopment that grows our housing stock.
The project is approved with a smaller convenience store. The owner states that the project as approved is not financially feasible. We need to take issues of financial feasibility seriously. Earlier this year, MEHC reviewed the status of all approved projects we could identify in Marin County. A large percentage of these projects are stalled, due to financial infeasibility. It does not help our housing crisis to approve projects that cannot be built. The failure to enable this project to work could mean the loss of the two unpermitted units, further worsening our housing crisis.
We urge the County to work with the property owner to ensure that the project is possible.
